Warehouses, factories and JTC units — one contractor, one accountable team, every trade in-house.

— AT A GLANCE

Industrial renovation in Singapore, from $30/sqft

VR Builders renovates warehouses, factories and JTC industrial units across Singapore. As a guide, industrial renovation starts from $30 per square foot, and every quotation is itemised line by line so you know exactly what you are paying before work begins. (A JTC unit is industrial space leased from JTC Corporation, the agency that develops Singapore’s industrial estates.)

Our in-house teams handle warehouse layout changes, factory production floors, MEP (mechanical, electrical and plumbing) systems and the JTC landlord and authority submissions, under one project manager. We are BCA-registered and bizSAFE Star certified, established in 2001, with 200+ projects delivered and a 125-strong in-house workforce.

Adding a mezzanine or changing a loading bay is structural work, handled by our addition and alteration (A&A) works team with the QP endorsement and URA and BCA submissions. When an industrial lease ends, our reinstatement works team returns the unit to its original condition. For offices, shops and F&B outlets, see our office and commercial renovation services.

Further reading

How much does industrial renovation cost in Singapore?
As a guide, industrial renovation starts from $30 per square foot. The final cost depends on the size of the unit and the scope of works, such as layout changes, production floor works and MEP systems. Every quotation is itemised line by line, so you know exactly what you are paying before work begins.
Do you renovate warehouses, factories and JTC units?
Yes. We handle warehouse layout redesign, factory production floor renovation, MEP systems installation and safety compliance, and mezzanines, dock levellers and storage systems. For JTC units (industrial space leased from JTC Corporation), we manage the landlord and authority submissions.
Can you add a mezzanine or change a loading bay?
Yes. Mezzanine additions, loading bay changes and structural layout reconfiguration are addition and alteration (A&A) works. They are engineered and QP-endorsed, and submitted to URA and BCA for approval before construction begins.
Which submissions do you handle?
BCA, SCDF, URA and JTC submissions. You deal with us as your single point of contact while we coordinate directly with the agencies and your landlord.
How do I get an industrial renovation quote?
Send us a floor plan or a photo of your space by WhatsApp or the quote form. We assess the scope and come back with a full itemised quote within 24 hours, with no obligation.
Do I need JTC approval to renovate a JTC unit?
Often, yes. Industrial units in JTC estates may need both landlord approval from JTC and authority approval from BCA, SCDF or URA, depending on the works. We manage the JTC landlord and authority submissions for you, so you deal with one point of contact.
What is the correct order of works for an industrial renovation?
We run every project in six steps:
  1. Free consultation and site visit
  2. 3D design and space planning
  3. Transparent itemised quotation
  4. Permits and regulatory submissions (BCA, SCDF, URA, JTC)
  5. Construction with a project manager on site and weekly milestone updates
  6. Quality check, defect rectification and handover with warranty documentation
Can you renovate while our warehouse or factory keeps operating?
Yes, works can be planned around your operations. We assess how you operate at the site visit, keep dust and disruption to occupied areas as low as possible, and our project manager coordinates every trade so you can focus on running the business.
