Licensed A&A Works — From Structural Submissions to Completed Build

Addition & Alteration (A&A) works are structural or significant architectural changes made to an existing building. In Singapore, A&A works that affect the structure, external appearance, or use of a building require approval from URA, BCA, and in many cases a Qualified Person (QP) endorsement before any construction can begin.

VR Builder is an experienced A&A contractor in Singapore, specialising in building addition works in Singapore. We manage everything from landed property extensions and roof additions to commercial unit reconfigurations and industrial facility upgrades. On every project, we engage the necessary QPs, handle all URA, BCA, and authority submissions, and manage construction from approval to handover — under a single project manager throughout.

Whether you are adding a room to your semi-detached, enclosing a balcony in your condo, or reconfiguring a commercial unit for change of use, VR Builder ensures your A&A project is fully compliant, structurally sound, and delivered on schedule.

What are A&A works?
Addition and alteration (A&A) works are structural or significant architectural changes to an existing building, such as extensions, roof additions, wall removal or a change of use.
Do A&A works need approval in Singapore?
Yes, when they affect the structure, external appearance or use of the building. These works need approval from URA (Urban Redevelopment Authority) and BCA (Building and Construction Authority), and in many cases a Qualified Person (QP) endorsement, before construction can begin.
Who handles the QP and authority submissions?
We do. We engage the Qualified Person, prepare and manage the URA and BCA submissions, and deal with the agencies on your behalf.
What kinds of A&A projects do you take on?
Landed property extensions (room additions, second-storey and rear extensions), roof additions and attic conversions, condo balcony and yard enclosures, commercial unit reconfiguration and change of use, industrial upgrades such as mezzanines and loading bays, and structural wall and column works.
What are the steps in an A&A project?
An A&A project runs in four steps:
  1. Site assessment and QP engagement.
  2. URA and BCA submission and approval.
  3. Construction to the approved plans by our in-house trades under one project manager.
  4. Final inspection, as-built documentation and handover with compliance sign-off.
Do I need renovation, A&A works or reinstatement?
It depends on what is changing. Renovation updates a space without structural changes, A&A works change the structure or use of a building, and reinstatement returns a leased unit to its original condition when the lease ends.
