What is office reinstatement?
Office reinstatement is returning a leased unit to its original shell condition at the end of the lease, as the tenancy agreement requires. It usually covers hacking, M&E (mechanical and electrical) removal, patching and skim coat, repainting, false ceiling and floor reinstatement, aircon cap-off and full site clearance, followed by handover to the landlord.
What happens if the unit is not reinstated properly?
You risk losing your security deposit, facing a dispute with the landlord, or being charged inflated rectification costs by building management. Confirming the original shell condition against the tenancy agreement before work starts prevents this.
Which types of units do you reinstate?
Office units, retail shops, F&B outlets and other commercial spaces, and industrial units including warehouses and JTC units (industrial space leased from JTC Corporation). Industrial reinstatement can include mezzanine removal, floor restoration and full site clearance to authority standard.
How quickly can you start?
Reinstatement is time-critical, so we assess the site and mobilise a crew within days. Send a floor plan or photo of the space and we reply with a full itemised quote within 24 hours.
Do you deal with the landlord and building management?
Yes. We coordinate directly with building management throughout the works, do a joint final walkthrough with the landlord's representative, and document the handover so your deposit can be released without dispute.
Do I need renovation, A&A works or reinstatement?
It depends on what is changing. Renovation updates a space without structural changes, A&A works change the structure or use of a building, and reinstatement returns a leased unit to its original condition when the lease ends.
